Older buildings are remodeling at an unprecedented rate greatly accelerated by the many new buildings being constructed providing competition for tenants in this high growth market. We engage through designers with building owners and general contractors to construct integrated wall, ceiling, elevator cabs, typical lobby levels and restroom features. Lobby wall panels may have integrated touch screen directories or building graphics; lobby ceilings require coordination of lighting, smoke detection, fire suppression and other audible and visual alarms. Security provisions are on the rise and are reflected in staffed desks that house multi-screen camera output and computer controls.
1700 West Loop South Office Building – Houston, Texas
Having suffered through a number of years as a Class B property with mediocre occupancy, the 1700 West Loop South Office Building was sold to visionary out of state group determined to develop the property into all it truly should be given its prime location. Acacia worked tirelessly to bring to fruition the dramatic transformation of two feature lobby’s from nothing more than a few renderings. Ultimately, the property blossomed with the addition of premium wall panels, a creative security desk, vast amounts of LED lit programmable color changing glass and beautiful ornamental metals.
What is old can be new again. This is what the owners of 20 Greenway Plaza desired as they redeveloped the property and reintroduced it to the marketplace. Acacia was engaged to create the look of warm wood panels on balconies, stairs and escalators in this classic 10 level office tower. Acacia also manufactured twin backlit Modular Arts feature walls, numerous locations of brilliant green back-painted glass and an elaborate and engaging security desk. The most breathtaking feature was a 4 story elevator shaft clad with the same warm wood panels, thousands of feet of custom stainless steel trim and bright white Interlam dimensional panels.
Park Laureate Office Building – Houston, Texas
The Park Laureate Office Building was a beautifully maintained facility catering to a very exclusive clientele but the original interiors had outlived their usefulness. Acacia worked closely with the design team and building owner to develop a beautiful high end setting that further enhanced the property’s already stellar rating. The need to execute this with great precision and finesse was also required given the building’s consistently high occupancy of tenants needing minimal disruption to their daily business.
